Soft washing & surface cleaning across Fernvale
That Gray Isn't Age. It's Algae.
Siding, concrete, decking and shingles in the Fern Valley grow a living film of algae, mildew and road film. We lift it off at the pressure each surface can actually take — and we'll stop halfway so you can see the line.

What we wash
Six surfaces, six different pressures — and we never guess which.
Concrete takes 3,000 PSI. Cedar and shingles take a fraction of that. Pick the surface that's bothering you and we'll tell you exactly how it gets cleaned.
House Soft Washing
Siding, stucco and painted surfaces cleaned the safe way — low pressure plus the right detergent, so the algae dies instead of getting blasted off along with your finish.
- Vinyl, stucco & fiber-cement siding
- Algae, mildew & spider-web removal
- Low-pressure soft-wash method
- Eaves, soffits & trim included
Driveway & Concrete Cleaning
Wands leave stripes. We run a flat surface cleaner so the concrete comes up evenly bright — no zebra lines down your driveway, no missed strip along the garage door.
- Driveways, sidewalks & patios
- Oil & rust stain treatment
- Even, stripe-free surface cleaning
- Optional sealing to protect concrete
Deck & Fence Restoration
Wood furs up and splinters if you hit it too hard. We drop the pressure, work with the grain, and hand back a deck that's ready to stain rather than sand.
- Wood & composite deck cleaning
- Fence brightening & mildew removal
- Pressure tuned to protect the grain
- Prep for staining or sealing
Roof Soft Washing
Those black streaks are gloeocapsa magma — a living organism eating the limestone in your shingles. We treat it at no pressure so the granules stay where the manufacturer put them.
- No-pressure roof treatment
- Black-streak & algae removal
- Shingle, tile & metal roofs
- Gutter exterior brightening
Patio, Paver & Pool Deck
Pavers need the joints re-sanded after a wash or they shift. We clean the stone, pull the weeds and moss out of the joints, and put the sand back before we leave.
- Pavers, flagstone & natural stone
- Pool decks & screened lanais
- Joint sand re-application available
- Slip-reducing algae removal
Commercial & Storefront
Gum, grease and dumpster-pad grime, cleaned before you open or after you close. We work around your hours so nobody steps over a hose to get to your door.
- Storefronts & building exteriors
- Sidewalks & entryway cleaning
- Gum & grease removal
- Recurring maintenance plans
How it works
From first photo to final rinse
Send a photo of the worst spot
Text us the north side of the house, the streaked shingles, whatever is bugging you. A photo tells us the surface and the severity, which is most of what we need to price it.
We quote surface by surface
You get a written price broken out by what's being washed — driveway, siding, deck — not one vague lump sum. You approve it before the hose comes off the reel.
Wash day: tarp, wash, rinse, walk it
We pre-wet the beds, cover what needs covering, wash, then rinse everything down including your windows and walkways. Then we walk the job with you before the trailer leaves.
Pricing
What a wash actually costs
Every property is different, so these are illustrative starting prices to give you a ballpark — they are examples, not a live quote. Your written price is based on your actual square footage, surfaces and access.

A driveway, a patio, or a small deck — one surface, one visit, done in a morning.
House + driveway
Starting at $399

Roof, siding, driveway, deck and patio — everything the weather touches, in one scheduled day.
Acreage, HOA or commercial?
$800+
Long drives, multi-building sites and recurring storefront contracts get quoted per property. Tell us what's there and we'll build a schedule around it.
- Free written estimates, no obligation
- Priced per surface, not per hour
- Bundle two or more surfaces and the per-surface price drops
Why us
Why Fernvale homeowners have us back every spring
The pressure is chosen, not defaulted
Concrete, cedar, vinyl and shingles all fail differently under a wand — etching, furring, gouged seams, lost granules. We change the tip, the distance and the chemistry for each one instead of running everything at full trigger.
We'll stop halfway so you can see it
Ask and we'll wash exactly half a wall or half a driveway and let you look at the line before we finish. It's the only honest before-and-after there is, and it's yours to photograph.
The price is written before we start
No hourly meter, no per-gallon surprises, no upsell once the truck is in your driveway. The number on your written quote is the number you pay.
Your landscaping goes back how we found it
Beds get soaked before and after, furniture and planters get moved and put back, and downspout runoff gets diluted. You shouldn't be able to tell where we walked.
Proof, not stock photos

Reviews
Where your wash-day reviews will sit
“This is where a real Google review will go once you collect a few. Your best customers' words, front and center.”
“A second review sits here. Short, specific, and in the customer's own voice — that's what earns the next call.”
“And a third. Once you have five real ones, we wire up a live star rating right here.”
Collect a few Google or Facebook reviews after wash day and they replace these cards — with a live star rating.

Before you book
Straight answers about pressure, plants and water
Will pressure washing damage my siding or roof?
Not when the pressure is chosen for the surface. Siding and shingles get a soft wash — low pressure and the right detergent doing the work. High pressure only goes on surfaces that can take it, like concrete and masonry.
How often should the house be washed?
Most Fernvale homes look right on a one- to two-year cycle. Shaded, tree-lined or north-facing walls grow algae faster and are usually happier on a yearly wash. We'll tell you honestly which one yours is.
Do I need to be home on wash day?
Not necessarily. We need access to the surfaces and, ideally, an outdoor spigot — though we carry our own water tank if you don't have one. Many customers leave us to it and we walk the finished job with them after.
Are your detergents safe around plants and pets?
We pre-wet the beds, dilute runoff as we go, and rinse everything down afterwards. Keep pets inside while we're washing that side of the house, and let us know about anything delicate before we start.
Will you use my water and my electricity?
We can run off your outdoor spigot, which is the normal setup and costs a few dollars of water. If your spigot is weak or you'd rather we didn't, we bring a tank. We never need access inside your house.
What areas do you serve?
Fernvale and Fern Hollow are our home turf, and we reach Rivertown, Lakeside, Springdale and Marisville on request. Not sure if you're in range? Call (555) 123-4567 and ask.
